Commuter belt development unveiled by HDD

Henry Davidson Developments (HDD) has acquired a Buckinghamshire site for development of homes and other facilities ideally located for London commuters, the company announced today.

HDD managing director Scott Davidson said the firm has acquired the 1 acre site, at Haddenham, unconditionally from Lands Improvement Holdings (LIH), with bridge funding from Falco Capital.

Subject to planning consent, HDD plans to develop the site to provide 17 high quality two-bedroom apartments, a Co-op convenience store, and a Bright Horizons Nursery and Preschool.

The site forms part of a 158-acre (64-hectare) mixed-use development by LIH, which is set to deliver up to 233 new homes (including affordable housing) for the Buckinghamshire village. The plans, which were approved by Aylesbury Vale District Council in 2015, also include a 12-acre (5-hectare) extension to the existing Haddenham Business Park, a new community pavilion and sports pitches, open space and a 64-bedroom care home, to be operated by Majesticare Luxury Care Homes

Scott said: “We’re an ambitious company and we’ve got a pipeline of exciting developments right across the country. We have acquired the Haddenham site unconditionally which demonstrates that we are confident we can deliver a high quality development that addresses the needs of local people.

“Being so near to Haddenham & Thame Parkway train station, the homes will be very attractive to commuters who will be well served by regular trains into London’s Marylebone. It is ideally located on the Buckinghamshire and Oxfordshire border.”

James Stone, Managing Director at Lands Improvement, said: “This is another major step forward in the sustainable, mixed-used regeneration of our site at Haddenham. HDD have a proven track record of developing similar schemes and the new retail and nursery facilities they will deliver will benefit the existing Haddenham community, as well as the new residents and businesses our development is attracting to the area.”

A planning application will be submitted shortly. Subject to planning, HDD expects to start on site at the end of Q3 2018, with practical completion in Q3 2019. Scott added: “The site benefits from an existing planning consent and we are keen to get construction underway before the end of the year.”

Premier Inn checks in at £15million HDD development

Leading hotel chain Premier Inn has today been confirmed as the first occupier of a £15 million development in Kent in a pre-let agreement with Henry David Developments (HDD).

The announcement comes shortly after HDD revealed it had exchanged contracts to acquire three plots of land for development south of the historic market town of Faversham.

Subject to planning consent, the Ashford Road development will include a small foodstore an 84-bedroom Premier Inn hotel, and a 66-bedroom high-quality care home for the elderly.

Dozens of jobs for local people will be created during construction and at the new facilities once the project is completed. The Premier Inn alone is expected to create approximately 32 new jobs once open and trading. HDD hopes to start on site in Q4 this year, with practical completion expected in late 2019.

HDD has exchanged contracts to acquire the land from Hallam Land Management, part of the Henry Boot Group and Vendors FK Kemsley & Sons Ltd, who were jointly advised by Strutt & Parker.

The site is adjacent to a residential development being delivered by national house builder Barratt Homes. They are due to start building the first of 310 new homes later this year.

Project director Kevin Foster said: “To have secured a pre-let agreement with Whitbread for a new Premier Inn at this very early stage of the development clearly demonstrates its enormous appeal. We have taken an important step forward towards delivering first class new facilities for the people of Faversham and surrounding area.

“We are in the process of agreeing two further pre-lets with highly respected companies who will provide a foodstore and care home, giving this historic market town an enormous boost alongside the new homes being built nearby.”

NEWCASTLE UNDER LYME – PLANNING SUBMITTED

Plans to regenerate Newcastle-under-Lyme town centre in a bid to boost shopping and create hundreds of new jobs have been submitted.

The borough council says they include proposals for new shops, parking and student accommodation on the former Sainsbury’s site.

The plans, submitted by Henry Davidson Developments and U+I will see work begin in mid 2018.

As part of the scheme, council and police staff working in the current Civic Offices on Merrial Street will move to a new hub this autumn.

 

CARE HOME OPERATOR SECURED – MOUNTSORREL

HDD are pleased to announce that a Care Home Operator has been secured, Ideal Carehomes, by LNT for the plot LNT purchased from HDD in 2016.

The new Care Home is under construction and sits next to HDD’s residential development in Mountsorrel.

MARKS & SPENCER TO OPEN LARGER FOODHALL IN LICHFIELD

HDD are acting as Development Managers for U+I in the delivery of the Friarsgate scheme in Lichfield.

 

The property regeneration specialist, U+I, has announced that Friarsgate will feature Marks & Spencer, which will relocate its foodhall into a larger unit within the city centre development.        

This announcement follows the news that The Light Cinema will be opening a seven screen cinema, and the leading food chains Pizza Express, Zizzi, Le Bistrot Pierre, Patisserie Valerie and Starbucks, along with the clothing retailer, Seasalt, will also be setting up shop in the historic city.

A larger store will bring even more of the leading retailer’s food range to the city, and will be able to serve even more customers. Further top name retail lettings are also in the pipeline and these will be announced in the coming months.   In total, Friarsgate is expected to bring between 8 to 10 food and drink establishments and up to 25 shops, 82 apartments and 11 townhouses to the city centre.

The development will create a seamless link into Three Spires Shopping Centre and encourage increased footfall into the historic parts of the city centre.   The mix of uses is designed to increase retail activity and dwell time within the city. This in turn will help retain existing shoppers and also attract new shoppers and visitors, which will benefit the wider retail and leisure offer in Lichfield. This combination is expected to increase the city’s shopping turnover from £55m to £107m by 2022 and is forecast to create 660 new full-time equivalent jobs for the area.

Councillor Mike Wilcox, Leader of Lichfield District Council, said:-

“With every new letting that’s signed, the city gets closer to realising a scheme that will undoubtedly attract more visitors to Lichfield. With even more big names set to be announced soon, we’re pleased the development is progressing and plans are really taking shape.”

The development will also enhance transport connectivity to Lichfield, delivering a new bus station near to the railway station, as well as 475 safe and accessible car parking spaces.
