Multi-million pound mixed-use site purchased in Nottingham

An expanding property company has joined forces with a retail development specialist to buy a large mixed-use site in Nottingham which is attracting significant interest from businesses across the UK.

Warwick-based AC Lloyd in conjunction with Henry Davidson Developments (HDD) has contracted to purchase a 20-acre site at Teal Park, with an estimated Gross Development Value of £30 million.

The site, located off the Colwick Loop Road in Netherfield, has outline planning consent and detailed plans are now being finalised to submit a reserved matters application to Gedling Borough Council this summer for a pub/restaurant, care home, food store, drive-thru outlet and children’s nursery as well as a 50,000 sq ft trade park for up to 12 units and 145,000 sq ft of employment units across six premises.

HDD will be responsible for delivering the project on behalf of AC Lloyd and finalising completion of infrastructure with the vendor, Midlands Land Portfolio – a subsidiary of Severn Trent.

The scheme will be delivered on a phased basis over the next three years with work expected to start in autumn this year should full planning permission be given.

Mark Edwards, Managing Director of AC Lloyd Commercial, said this was the first site the business has been involved in in the East Midlands.

He said: “The commercial division of AC Lloyd is growing all the time and this site is a perfect opportunity to introduce ourselves to Nottingham and the wider East Midlands to showcase the type of work we can deliver.

“This is a really exciting venture which has plenty of potential and we have already attracted interest from regional and national brands to occupy space in the trade and employment sections of the site.

“Teal Park is part of a wider development involving Persimmon Homes providing 830 homes, sports pitches, an ecology park and a primary school so the facilities we would like to provide will really complement their scheme.

“A deal has already been completed with national residential care home developer LNT Care Developments which underlines the need for this kind of facility in this area of Nottingham.

“We are set to provide a range of units which would be ideal for light industrial businesses and we are looking forward to working with Henry Davidson Developments for the first time on this development.”

HDD appoints project manager as team grows

A project manager who led the delivery of a £550 million redevelopment in the Midlands has joined Birmingham-based Henry Davidson Developments (HDD).

Guy Scott has been appointed by HDD, the leading developer of retail-led mixed-use schemes, as it continues to bolster its presence with a range of new projects across the country.

The former project director of the £550 million Lawley Village Sustainable Urban Extension in Telford joins HDD from Arcadis, where he led the Birmingham City Hospital redevelopment, a strategic land development project for Leicester City Council and also the scheme to relocate Warwick DC offices within a new mixed use development in Leamington Spa.

His 30-year career also includes spells at Persimmon Homes West Midlands and EC Harris, where he was involved in a major inner city community regeneration scheme in Higher Broughton, Salford. Guy also led the Project and Commercial Management commission for Sainsbury’s new build stores within the West Midlands and was involved in a major residential-led regeneration project in North Solihull with an estimated value of £1.5 billion.

HDD managing director Scott Davidson said: “We’ve known Guy for some years through our work on the Lawley Village development. He’s someone I admire for his wide range of project management skills gained during an impressive career. His track record speaks for itself, and I’m delighted that he’s agreed to join the team here at Henry Davidson Developments.”

Since moving to Birmingham 12 months ago HDD has appointed Simon Horan as business development director, development director Alastair Robertson-Dunn, director Graeme Cosgrove, and project director Kevin Foster.

HDD’s new business drive is focusing on Birmingham and the wider West Midlands, but also locations within a two-hour drive including the Chilterns, Oxfordshire, the South West and East Midlands, as well as select conurbations to the north to include Greater Manchester.

HDD has recently delivered major retail led mixed use developments across the UK, including Didcot in Oxfordshire, Newtown Leys at Milton Keynes, Hampton at Peterborough, and the final phase of Lawley Village in Telford.

 

Care home operator commits to HDD development

A 66-bed high-quality care home for the elderly is set to be built at a £15 million local centre development in Kent following a pre-let agreement announced today by Henry Davidson Developments (HDD).

The news comes shortly after HDD revealed it had exchanged contracts to acquire three plots of land for development south of the historic market town of Faversham.

A pre-let agreement with leading hotel chain Premier Inn was also recently announced by HDD for the site.

Subject to planning consent, the Ashford Road development will include a small food store, an 84-bed Premier Inn hotel and a 66-bed care home by LNT Care Developments.

Project director Kevin Foster said: “Our pre-sale agreement with LNT Care Developments follows hot on the heels of our Premier Inn announcement.

“We are delighted to welcome them to the development in what is another step towards delivering first class new facilities at the local centre for the people of Faversham. We are also talking to food store operators and will make an announcement in due course.”

Dozens of jobs for local people will be created during construction and at the new facilities once the project is completed. HDD hopes to start on site in Q4 this year, with practical completion expected in late 2019.

HDD has exchanged contracts to acquire the land from Hallam Land Management, part of the Henry Boot Group, and vendors FK Kemsley & Sons Ltd, who were jointly advised by Strutt & Parker.

The local centre site is adjacent to a residential development being delivered by national housebuilder Barratt Homes. They are due to start building the first of 310 new homes later this year.
