Care home operator commits to HDD development

A 66-bed high-quality care home for the elderly is set to be built at a £15 million local centre development in Kent following a pre-let agreement announced today by Henry Davidson Developments (HDD).

The news comes shortly after HDD revealed it had exchanged contracts to acquire three plots of land for development south of the historic market town of Faversham.

A pre-let agreement with leading hotel chain Premier Inn was also recently announced by HDD for the site.

Subject to planning consent, the Ashford Road development will include a small food store, an 84-bed Premier Inn hotel and a 66-bed care home by LNT Care Developments.

Project director Kevin Foster said: “Our pre-sale agreement with LNT Care Developments follows hot on the heels of our Premier Inn announcement.

“We are delighted to welcome them to the development in what is another step towards delivering first class new facilities at the local centre for the people of Faversham. We are also talking to food store operators and will make an announcement in due course.”

Dozens of jobs for local people will be created during construction and at the new facilities once the project is completed. HDD hopes to start on site in Q4 this year, with practical completion expected in late 2019.

HDD has exchanged contracts to acquire the land from Hallam Land Management, part of the Henry Boot Group, and vendors FK Kemsley & Sons Ltd, who were jointly advised by Strutt & Parker.

The local centre site is adjacent to a residential development being delivered by national housebuilder Barratt Homes. They are due to start building the first of 310 new homes later this year.

Commuter belt development unveiled by HDD

Henry Davidson Developments (HDD) has acquired a Buckinghamshire site for development of homes and other facilities ideally located for London commuters, the company announced today.

HDD managing director Scott Davidson said the firm has acquired the 1 acre site, at Haddenham, unconditionally from Lands Improvement Holdings (LIH), with bridge funding from Falco Capital.

Subject to planning consent, HDD plans to develop the site to provide 17 high quality two-bedroom apartments, a Co-op convenience store, and a Bright Horizons Nursery and Preschool.

The site forms part of a 158-acre (64-hectare) mixed-use development by LIH, which is set to deliver up to 233 new homes (including affordable housing) for the Buckinghamshire village. The plans, which were approved by Aylesbury Vale District Council in 2015, also include a 12-acre (5-hectare) extension to the existing Haddenham Business Park, a new community pavilion and sports pitches, open space and a 64-bedroom care home, to be operated by Majesticare Luxury Care Homes

Scott said: “We’re an ambitious company and we’ve got a pipeline of exciting developments right across the country. We have acquired the Haddenham site unconditionally which demonstrates that we are confident we can deliver a high quality development that addresses the needs of local people.

“Being so near to Haddenham & Thame Parkway train station, the homes will be very attractive to commuters who will be well served by regular trains into London’s Marylebone. It is ideally located on the Buckinghamshire and Oxfordshire border.”

James Stone, Managing Director at Lands Improvement, said: “This is another major step forward in the sustainable, mixed-used regeneration of our site at Haddenham. HDD have a proven track record of developing similar schemes and the new retail and nursery facilities they will deliver will benefit the existing Haddenham community, as well as the new residents and businesses our development is attracting to the area.”

A planning application will be submitted shortly. Subject to planning, HDD expects to start on site at the end of Q3 2018, with practical completion in Q3 2019. Scott added: “The site benefits from an existing planning consent and we are keen to get construction underway before the end of the year.”

Premier Inn checks in at £15million HDD development

Leading hotel chain Premier Inn has today been confirmed as the first occupier of a £15 million development in Kent in a pre-let agreement with Henry David Developments (HDD).

The announcement comes shortly after HDD revealed it had exchanged contracts to acquire three plots of land for development south of the historic market town of Faversham.

Subject to planning consent, the Ashford Road development will include a small foodstore an 84-bedroom Premier Inn hotel, and a 66-bedroom high-quality care home for the elderly.

Dozens of jobs for local people will be created during construction and at the new facilities once the project is completed. The Premier Inn alone is expected to create approximately 32 new jobs once open and trading. HDD hopes to start on site in Q4 this year, with practical completion expected in late 2019.

HDD announces land deal for Kent development

A supermarket, hotel and a care home are set to be developed in a multi-million pound project following exchange of contracts to purchase three plots of land in Kent by Henry Davidson Developments (HDD).

Subject to planning being obtained the development located to the South of the historic market town of Faversham, unveiled today by HDD, will include a 20,000 sq ft unit for a discount food operator, an 80-bed Hotel, and a 66-bed luxury care home for the elderly for LNT Care Developments.

The completed development will have a gross development value of around £14.7 million. Dozens of jobs for local people will be created during construction and at the new facilities once the project is completed.

HDD specialises in retail-led and mixed-use developments. The company recently completed major retail-led mixed-use developments at Didcot in Oxfordshire, and Newton Leys in Milton Keynes. It has also recently completed an Aldi store at Ashford, Kent, on behalf of regeneration specialist and investor U+I.

Subject to achieving planning consent, HDD hopes to start on site at Ashford Road, Faversham, in Q4 2018, with practical completion expected in late 2019, according to project director Kevin Foster.

Didcot District Centre

Works have commenced for the District Centre at Didcot in Q4 2016, completion of the development is due Q3 2017.

 

The scheme has a development value of £14m.
