TEAL PARK, NOTTINGHAM back to case studies

Former agricultural land, for which a comprehensive outline planning permission has been secured by the owner, Severn Trent Water Authority (STWA).

Warwick based AC Lloyd in conjunction with Henry Davidson Developments have purchased the 20 acre site at Teal Park, with an estimated Gross Development Value of £30 million.

The Local Centre will serve a wider development involving Persimmon Homes providing 830 new homes, sports pitches, an ecology park and primary school.

  • Food/Non-Food retail units are proposed which will serve the needs of the growing and wider population.

    A two storey Children's Day Nursery will also form part of the development complete with it's own dedicated parking and external play area.

  • A public house/restaurant is proposed as part of the new Local Centre facilities.

  • A 66 bed LNT care home for those with residential and residential dementia care needs, lies within a self contained plot directly adjacent to the Publice Houe/Restaurant. All 66 beds would be ensuite and the home would include a cinema, library, garden room, hairdressing salon and coffee shop.

    Planning was granted on 5th August 2019.

    The style and architecture will provide the natural transition to the new residential which will flank two of the care home boundaries.

  • The current outline permission caters for 193,750 sqft of employment use within use classes B1, B2 and B8. Approximately 52,800 sqft for up to 14 units will be dedicated for Trade Counter uses with the balance for medium sized industrial/storage units.
